Every successful home sale begins with decluttering. Moving is an ideal time to take inventory of your belongings and identify what is and what isn't coming with you to your next home.
It’s always hard to pack away possessions, so let me help you stay focused on the end goal: presenting your home to its future owner. Together, we'll identify items that can be used in listing photos and what should be stored until you're ready to move.
Starting at $500
Every real estate home staging booked with me starts with an in-person walk-through consultation. Preferable this is done on site but can also be done remote if time/budget constraints. A follow up provides a detailed report with photos and recommendations for homeowners to complete independently. From there, we create a plan for installation of bed linens, home decor, and furniture as needed, with a flexible removal schedule based on listing performance.
I own all my own linens, decor, lighting, art & greenery. While my approach includes using the homeowners furniture as much as possible, I maintain an inventory of on trend, easy to move accent pieces that can be brought in for an additional rental cost, such as coffee tables, accent tables, accent chairs, desks, and bookcases.
Initial project pricing includes a 30 day rental period with the option for extension or purchase thereafter.
If a full installation is booked following a paid consultation, the consult fee is credited towards the final project cost.

Staging is focused on depersonalizing and neutralizing a space to appeal to a wide range of potential buyers, while decorating is focused on personalizing a space to fit the specific tastes and preferences of the homeowner.
Because bedding is everything. Home styling with me pays for itself, every time. More affordable than traditional home staging, every listing can benefit from new bedding and having a stylist come though the home and prepare rooms for listing photos. Many Realtors have a good eye for design and can advise clients themselves. For those that want an expert opinion, or for those that would prefer a little buffer between themselves and their clients, bringing me in to help prep a listing for photos is a great value added service for your clients.
I leave the homeowners sheets and any good pillows on the bed and remove any blankets and comforters. I start by laying down a coverlet over their sheets, add bed pillows if needed and build the bed from there. I use a lot of layers and pillows creating a luxurious look that really resonates with buyers in listing photos.
If the bed is being used, I leave labeled bags with the homeowners so they can store my bedding between photos and open house/showings. They can use their listing photos as a reference guide for remaking the beds prior to showings.
Yes, every home listing can benefit from professional styling. I work with the existing furniture and decor to create a cohesive and appealing look that will help to maximize the home's potential.
Most of the projects I am right for include occupied properties where the homeowners furniture will remain in the home through showings. I make the most of what they have, often moving pieces from one room to another, repurposing or rotating what’s staying in the home.
I do have an assortment of small accent furniture that can be brought in to supplement, including coffee tables, accent tables, console tables, accent chairs and dining chairs. To stage vacant bedrooms, I create beds using air beds on platforms and the illusion of a headboard with pillows.
Ideal timing is the morning of photos, with photos happening around 2pm in the afternoon. This timing allows me to make and style the beds perfectly for the photos. Since I leave the bed linens behind, homeowners can remake the beds prior to Open House or scheduled showings as needed, depending on the agents preferences.
This is a no brainer. A fresh coat of paint makes a huge difference when listing a home for sale, even if the colors in your home are neutral and on trend. Over time, paint in your home oxidizes and changes color but not in a uniform way. Anyone that's moved a piece of furniture from a place that gets a lot of sun can easily see where the sun exposure has changed the color on the wall. Paint also absorbs odors, so a fresh coat of paint helps neutralize a home's lived in aroma and creates a fresh start for the future buyers.
